Planning Open Ground floor transparency is not met. Section 20-0212-3c of the City's Land Development Code requires a minimum of 35% of the ground floor facade to be transparent. The proposed elevations show a transparency of 562 SF, while a minimum transparency of 1371.21 SF is required.
Planning Open Provide a detail of the parking lot fence, showing the proposed height and materials.
Inspections Open Appears plans are showing a 5 stories above ground plane with a type V-A construction. IBC, table 504.4 shows only 4 stories are allowed for such a construction type. Please revise plans to show code compliance.
Planning Resolved Driveways must be spaced at a minimum of 50 feet. The plans show a proposed driveway spacing of 46 feet.
Inspections Open Sheet A002 doesn't clearly show all rated assemblies and their ratings. Please clarify plans to show all distinctive fire-rated/ smoke rated assemblies and resubmit.
Engineering Open Engineering Department comments for this project can be found under the parking lot project for the same address.
Inspections Open What is the rated listed assembly used for the 3-hour horizontal separation. Please provide.
Inspections Open Please provide all horizontal listed assemblies used in this project.
Inspections Open Plans show corridor on south-west side of the apartment levels that is not compliant with the maximum number of occupants per IBC, table 1006.2.1 as maximum number allowed is 20. Please revise plans to show code compliance.
Inspections Open Corridor on south-west side is also not compliant with IBC, table 1006.3.3(1) as such corridor is not allowed on levels fourth and above above level of exit discharge. Please revise plans to meet the code.
Inspections Open Is a two-way communication system provided per IBC, section 1009.8? Please confirm.
WSEIA 41 Resolved 903.1 required per WSEIA 41' area.
Inspections Open Please explain what fire rated assembly is used under the pedestal separation per IBC, section 510. Stairways show combustible materials below the pedestal and within the type I-A construction. Please note that any combustible materials used in the shafts under the 3 hour horizontal assembly shall be rated for 3 hours and provided with proper opening protectives. Please revise plans and resubmit.

Inspections Open Club room #505 shows large glazed areas in a fire-rated wall assembly. It is not clear if the glazing is fire rated accordingly. Please provide information.
